Is your neighborhood in a re-felt wave right now?

Scottsdale neighborhoods like Grayhawk and early Scottsdale Ranch are crossing 20 to 25 years since original install together in 2026.   2. HOA submittal where your community requires one

    Scottsdale, Gilbert, and many master-planned communities require manufacturer documentation, underlayment specs, and color-match notes before work starts. Roof Boyz prepares the architectural submittal package as part of the job when your HOA requires it.

  3. Stack and protect existing concrete tile

    We work the roof in sections, lifting tiles by hand and stacking them on staging boards. Cracked tiles move to a replace pile for color-matched sourcing. Landscaping, AC equipment, and hardscape are protected before the first tile moves.

  4. Strip aged underlayment to bare deck

    Every square foot of failed underlayment comes off with cap nails, batten sticks, and prior patch repairs. Stripping to deck is what makes underlayment replacement a reset, not a layer-over fix that hides the problem.

    Step flashing at walls, valley metal, ridge metal, lead pipe jacks at vents, and chimney or skylight saddles all get rebuilt while the tile is off the roof. Lead replaces rubber boots at plumbing vents because lead outlasts rubber in Arizona sun.

  8. Reset tile on new batten sticks

    Sound tile returns row by row on new batten sticks, fastened to spec and aligned to original courses. Color-matched replacements go on less visible elevations when cracked tiles cannot be reused.

  9. Mortar caps, magnetic sweep, and warranty paperwork

Manufacturer warranty: Tri-Built Self-Adhered High-Temp carries a 50-year manufacturer material warranty when installed to spec.

Color-matched concrete tile replacements

Tiles that crack during removal or were already compromised get replaced from Boral, Eagle Roofing, or Westlake families where profiles are still in production. Replacements land on rear elevations when possible so the street view stays consistent.

Manufacturer warranty: New concrete tile carries the manufacturer's standard 50-year material warranty. Documentation is included in your project paperwork.

Lead pipe jacks and valley metal

Every plumbing vent gets a new lead pipe jack on a re-felt. Valley metal is three-rib painted steel sized to the valley width. Ridge metal sets the line for mortar caps and is fastened through the new underlayment to the deck.
